The Great Park Neighborhoods will be the only community adjacent to the 1,347-acre Orange County Great Park located in the heart of Orange County. This new, dynamic community taking shape in Irvine will offer distinct neighborhoods offering unique expressions of park side living.
The neighborhoods will consist of a variety of residential choices and an innovative blend of retail, business and educational uses.
Together through a unique public-private partnership, the Orange County Great Park Corporation and Five Point Communities, the master developer of the Great Park Neighborhoods, are working closely to transform the former El Toro Marine Corps Air Station into the Orange County Great Park and the Great Park Neighborhoods.
We’re working with the Great Park Corporation and the City of Irvine to finalize our plans for our first neighborhood.
The Great Park Neighborhoods is a new kind of Irvine community that will have its own sense of place created through distinctive architecture, landscape design, community features and gathering places. Of course, it will also be the only community surrounding the Orange County Great Park.
Trees are an important part of all great communities and they will be a big part of the Great Park Neighborhoods. In fact, more than 750 trees have been rescued from the former El Toro Marine Base, many of which are 40-50 years old. These mature, full grown trees will add a unique character to the Great Park Neighborhoods.
The Great Park Neighborhoods will include a selection of retail and commercial office space, as well as sites for future educational institutions.

In addition to being adjacent to the 1,347-acre Orange County Great Park, the Great Park Neighborhoods will feature an additional 376 acres of open space – nearly one-and-a-half times the size of Disneyland. This open space will be used for hiking and biking trails, parks, and recreation.
